01 Introduction
These Terms of Service ("Terms") govern your access to and use of the Bloco platform, which includes the Bloco web dashboard, the Bloco resident mobile app (iOS and Android), the Bloco security guard app, and all associated services (collectively, the "Platform").
The Platform is operated by Bloco Inc., a company registered in India ("Bloco", "we", "us", "our"). By registering an account or using any part of the Platform, you agree to be bound by these Terms and our Privacy Policy.
02 Definitions

| Building Admin | An admin assigned by the Committee to manage a specific building or wing within the Society |
03 Using the Platform
- You must be at least 18 years old to create an account on the Platform
- You are responsible for maintaining the confidentiality of your login credentials (mobile OTP, PIN, or password)
- You must provide accurate, complete, and up-to-date information when registering or using the Platform
- You may not share your account with another person or use another person's account
- All activity that occurs under your account is your responsibility
- Report any suspected unauthorised access to your account immediately at support@bloco.in
- Bloco reserves the right to verify the identity of users and suspend accounts that cannot be verified
04 Society Committees
When registering your society on Bloco, you represent that you are an authorised committee member with the authority to bind your society to these Terms.
- You are responsible for managing resident access, flat records, wings, and data within your society's Bloco account
- You must keep your society's flat master, resident list, and billing configuration accurate and current
- Maintenance fees collected via Bloco are deposited directly into your society's registered bank account — Bloco acts as a technology facilitator only and does not hold society funds
- You are solely responsible for setting correct billing amounts, due dates, and late fees as per your society's AGM resolutions
- You must use the Platform in compliance with applicable housing society laws, bye-laws, and regulations in your state (e.g. Maharashtra Cooperative Societies Act, RERA guidelines)
- All administrative changes made in the Bloco dashboard (billing, unit assignments, staff permissions) are logged with timestamps for transparency and audit purposes
05 Residents
- Residents are added to the Platform by their society committee. Bloco is not responsible for verifying or adding individual residents.
- You may use the Bloco resident app to: pay maintenance dues, pre-approve visitors, book society amenities, raise complaints, view society notices, and access your billing history
- You are responsible for the accuracy of your contact details, vehicle information, and flat details on your profile
- Visitor approvals: When you pre-approve a visitor entry, you are granting them permission to enter your society. Only approve entry to persons you know and trust. Bloco is not liable for any incidents involving visitors you have approved.
- Payments made through the Platform are final once confirmed. Disputes must be raised within 30 days at support@bloco.in
- The community marketplace and forum (where available) must be used respectfully and in compliance with the prohibited use policy in Section 8
06 Security Guards & Guard App
- Security guards are added to the Platform by their assigned committee or society admin
- Guards may only use the Bloco Guard App for gate entry management — verifying pre-approved visitors via OTP or QR code, logging deliveries, and recording entry/exit of vehicles
- Guards must not share their login credentials with unauthorised persons
- Guards must verify visitor OTPs accurately before allowing entry. Do not allow entry without a valid OTP or explicit resident approval
- Guards are employees of the housing society (or a contracted security agency), not employees of Bloco. The society or security agency is solely responsible for the guard's employment terms, conduct, and compliance
- Bloco provides the gate management tool only. Bloco is not liable for security incidents or guard misconduct
07 Payments & Billing
- All payments on the Platform are processed by an RBI-regulated, PCI-DSS compliant payment gateway. Bloco does not store your raw card or UPI credentials.
- Maintenance fees collected via Bloco go directly to your society's designated bank account — Bloco is a technology facilitator only
- A small platform processing fee may apply to online maintenance collections. This fee is displayed clearly before payment confirmation.
- All subscription fees charged by Bloco (for committee software access) are subject to applicable GST. GST invoices are issued by Bloco for subscription charges only.
- Bloco does not generate GST invoices for society maintenance collections between residents and the society — those are your society's responsibility
- Disputed transactions must be raised within 30 days by writing to support@bloco.in with your transaction reference number
- Refunds are governed by our Refund Policy available at bloco.in/refund
08 Prohibited Use
- Violating any applicable Indian law, regulation, or court order
- Transmitting false, misleading, or fraudulent information about yourself or others
- Impersonating any resident, committee member, guard, or Bloco staff member
- Attempting to gain unauthorised access to other accounts, society data, or Bloco's infrastructure
- Scraping, crawling, or extracting data from the Platform without written permission from Bloco
- Uploading or transmitting malware, viruses, or any harmful code
- Using the Platform to harass, abuse, threaten, or defame other users or staff
- Sharing another resident's personal information (contact, flat details, payment status) outside the Platform without their consent
- Approving visitor entries for persons you do not know, as a means to bypass security
- Using the Platform to collect data for competitive intelligence or building a competing product
Violations may result in immediate account suspension without notice.
09 Intellectual Property
All content on the Platform — including the software, design, user interface, text, logos, icons, and trademarks — is owned by or licensed to Bloco Inc. and is protected by Indian and international copyright and intellectual property laws.
Your data: You retain full ownership of the data your society uploads to the Platform (resident lists, billing records, visitor logs, etc.). You grant Bloco a limited, non-exclusive, royalty-free licence to process that data solely for the purpose of providing the Services to you.
You may not copy, reproduce, distribute, reverse-engineer, or create derivative works from the Platform or its content without written permission from Bloco.
10 Limitation of Liability
Bloco provides the Platform on an "as is" and "as available" basis. To the maximum extent permitted by applicable Indian law:
- We do not guarantee that the Platform will be available 100% of the time, error-free, or free from interruptions (though we target 99.9% uptime)
- Bloco is not liable for disputes between residents, between residents and committees, or between societies and third-party vendors
- Bloco is not liable for security incidents caused by a resident approving entry to an unknown visitor
- Bloco is not liable for delays or failures in payment processing caused by payment gateways, banks, or telecom providers
- Bloco is not an employer or contractor for security guards or any society staff — we are solely a technology platform
- In no event shall Bloco's total liability to you exceed the subscription fees you paid to Bloco in the 3 months preceding the claim
11 Termination
- By you: You may stop using the Platform and request account deletion at any time by contacting support@bloco.in. Society committee accounts may also deactivate their society from the dashboard settings.
- By Bloco: We may suspend or terminate your access if you violate these Terms, fail to pay applicable subscription fees after notice, or if continued access poses a security or legal risk
- Data after termination: Upon account termination, your data will be retained per our Data Retention policy (see Privacy Policy, Section 6) and deleted within 30 days beyond required retention periods
- Society subscription lapse: If a committee's subscription lapses, residents lose access to premium features but their data is preserved for 90 days to allow re-subscription or data export
12 Dispute Resolution
These Terms are governed by the laws of India. Any dispute arising from these Terms or your use of the Platform shall be resolved as follows:
- Step 1 — Support: Contact our support team at support@bloco.in. We will attempt to resolve your complaint within 14 working days.
- Step 2 — Escalation: If unresolved, escalate to our Grievance Officer at privacy@bloco.in within 30 days.
- Step 3 — Arbitration: If still unresolved, disputes shall be settled by binding arbitration under the Arbitration and Conciliation Act, 1996 (India), conducted in English, with the seat of arbitration in [City], India.
Nothing in this section prevents either party from seeking urgent interim relief from a competent court in India.
